I know you’ve been eagerly anticipating round 2 of my foray back into blogging.  The wait is over…here’s a quick story.

I represented buyers over this past summer who had been looking for a LONG time.  Started out searching in the Oakland/Berkeley area and eventually (because of the crazy competition) made their way a little farther into the East Bay into Pleasant Hill.  After scouring the market I got a call/email from Mrs. Buyer telling me that they had found THE house.  At this point they had lost out on quite a few properties and they were, for lack of a better term,  in “Screw It” mode.  They loved this house and were willing to do what it took to get it.  More often than not it comes down to the bottom line for sellers when poring over offers but terms can be just as important on these deals.

Knowing competition would be stiff we went in strong with an offer significantly over asking price, shortened all of our contingency periods*, offered a rent back period for sellers*, and sent in a clean offer.  The sellers ended up getting 15 offers on the property!  Even with 15 offers, they went with us.  I’d love to tell you that it was all perfect business sense but in reality there was a little luck on the table with this one as well…but with that many offers, you’ll take any advantage you can get.

The Marketing Issue -New Blog

Hi,

Today I am going to do something that I haven’t done in a while…post a blog.  Yes, many people post blogs and frankly, unless you are a celebrity/internet famous, most of them don’t get read.  Such will be the case with this entry, I’m sure.

One of the things, I have always (and probably will always) struggle with, is making sure to market myself.  I have wonderful clients and a lot of my business comes from referrals (thank you friends!) but I get so focused on the referrals and the deals at hand, that I forget to do the simple task of reminding people that I am here and that I’m a real estate agent. I have started to work on getting systems in place so that I do a better job of weekly tasks to make sure that I stay relevant on social media. In that vein, I have decided to try to at least post SOMETHING once every few weeks.  It might be a short comment on the market…could be a JUST SOLD…could just be a quick note to say,  “Hi.”

“But Conor, you’ve said this to us before!”  Yes, I know I have a boatload of loyal Facebook/Blog followers who remember everything that I’ve said in the past.  For those of you who remember me trying to do a better job of this last year…well, I’m trying again.  For those of you who can’t remember…this is my first time attempting to be better at this, I promise. 😉

In reality, I know what you really want…pictures….pictures of houses.  Without further ado…here is a home I sold at the beginning of this year.  I represented some wonderful buyers and went up against 3 other offers and my buyers got the home.  It was a smooth transaction on all sides and I couldn’t be happier for them.
